Longboat Key's housing stock is dominated by waterfront and resort-style living. The island is lined with condominium buildings, many directly on the Gulf, alongside gated communities, townhomes, and a smaller number of single-family homes and estate properties. The Resort at Longboat Key Club and other luxury resort properties offer condominium residences with golf, beach, and marina access, while communities such as Longboat Village, at the island's northern end, retain a quieter, Old Florida cottage character. Development is low-rise and low-density by design, and much of the housing serves both year-round residents and seasonal owners. Gulf-front and bay-front positions, along with views and deeded beach access, define value across the island.

Longboat Key's neighborhoods are strung along Gulf of Mexico Drive, the island's spine, and are defined more by community character than by a street grid. Longboat Village, near the northern tip, is one of the island's oldest enclaves, with a laid-back, cottage-like feel close to the water. The mid-island section holds golf-oriented communities and condominium buildings around the Longboat Key Club, while the southern end, toward Lido Key, is home to larger condominium and resort properties and the Quick Point Nature Preserve. Gated communities and named condominium associations, such as The Privateer and La Playa, offer a range of settings from full-service resort living to quieter, smaller associations, all within sight or easy reach of the Gulf.

Longboat Key offers a refined, unhurried island lifestyle. Days revolve around the beach, boating on Sarasota Bay, tennis, and golf at waterfront clubs, while evenings center on the island's restaurants and resort dining rooms. The community is a blend of long-time residents and seasonal visitors, giving it a calm, established atmosphere distinct from busier Gulf Coast destinations. Strict building-height limits and conservation-minded planning have preserved a low-rise, landscaped feel along Gulf of Mexico Drive, the island's single main road. Residents value privacy, natural beauty, and quiet, yet remain minutes from the cultural life of Sarasota and the shopping and dining of St. Armands Circle. It is a place for those who want island serenity with access to mainland amenities.

Longboat Key has no public schools on the island itself, so families send children to schools on the mainland in the appropriate county. Homes on the Manatee County portion of the island are served by the School District of Manatee County, while homes on the Sarasota County portion are served by Sarasota County Schools. Both districts operate schools in Bradenton and Sarasota, a short drive from the island's bridges. The island's demographics skew toward retirees and seasonal residents, so the year-round school-age population is small, but the surrounding districts are large, established systems with a range of academic and magnet programs.

Longboat Key is reached by two bridges: one from Anna Maria Island at the north and another from Lido Key at the south, which in turn connect to Bradenton and Sarasota. Gulf of Mexico Drive runs the length of the island as its sole main roadway. Sarasota-Bradenton International Airport is a short drive from the island across the New Pass bridge, providing convenient regional and national air service. The island itself is compact and walkable in places, with golf carts common in some communities, but most residents use cars for trips to the mainland. The deliberate absence of a direct mainland highway connection keeps traffic light and reinforces the island's secluded character.

Recreation on Longboat Key is anchored by the Gulf of Mexico and Sarasota Bay. The island's beaches, known for their white sand and relative quiet, support swimming, shelling, and sunset walks, while the bay side offers kayaking, paddleboarding, and boating. Quick Point Nature Preserve at the island's southern tip protects 34 acres of trails, boardwalks, tidal pools, and a canoe launch, and Joan M. Durante Park in the mid-key provides landscaped green space among the condominiums. Golf is a central pastime, with the Longboat Key Club and other waterfront courses, and tennis facilities serve both residents and guests. For a broader outing, Anna Maria Island lies to the north and the cultural attractions of Sarasota are minutes across the bridge.
