Morris County Lakes Borough

Townhouses & Duplexes in Kinnelonugh, NJ

Welcome to Kinnelon, a Morris County borough of lakes, forested ridgelines, and the gated Smoke Rise community, set within commuting reach of New York City.

Kinnelon is a borough in Morris County, New Jersey, set in the lake-and-ridge country of the state's north-central highlands, roughly 30 miles west of New York City. It is a deliberately low-density suburb where forested ridgelines, lakes, and preserved open space define the landscape more than commercial development does. The borough takes its name from Morris Kinney, whose father Francis Kinney, a nineteenth-century tobacco industrialist and founder of the Kinney Brothers Tobacco Company, assembled one of the largest private landholdings in Morris County. The centerpiece of that estate was Smoke Rise, a large "summer cottage" whose name translates the Pequannock term for the mountainous area where mist often rises at sunset. That estate later developed into Smoke Rise, an upscale gated lakeside community within the borough. Alongside it, the Fayson Lakes neighborhood gives Kinnelon a second lake-centered enclave, and together they anchor the borough's reputation as a wooded, water-rich refuge within commuting distance of Manhattan. With roughly 10,000 residents, Kinnelon maintains a rural, low-traffic feel that residents consistently praise. Most homes are single-family houses on sizable, wooded lots, and much of the land remains protected open space, with parks and trails woven through the hills. The borough is consistently described as safe and family-oriented, with a strong public school system and an active outdoor culture. Kinnelon suits people who want space, nature, and top-rated schools without giving up access to the city. NJ Transit bus service and nearby rail stations connect commuters to New York, while the surrounding Highlands offer hiking, lakes, and year-round recreation just outside the door.
